Loft Conversions

Loft conversions are a great way of gaining additional living space from your existing home usually occupying the roof void with minimal structural alteration. A Loft Conversion will add value to your home and can be completed more often than not without the need for planning consent; you should check with your local authority.

Such development is called local permitted development; you are allowed to develop up to a number of cubic metres depending upon the type of your property i.e., a semi detached has an allowance of 70 m2, whereas a terraced house is 50m2 and a detached house can develop up to 70m2 or 10% of the footprint, whichever is the greater.

The works of the loft conversion are always checked by the local authority inspector, this is called a building notice, the local authority need to check various stages of the works such as; structural, insulation, plumbing, electrical, fire proofing and final completion to ensure all of the works have been completed to the local authority inspector's satisfaction.

Most roof types can be converted with or without a dormer; a dormer can only be built on the rear or side of the property in most areas now. A hip end roof is allowed to be changed to a gable or barn end in most areas, this then allows us to build a rear dormer to the rear in most cases. Dormers can be constructed in many different ways, they can be built on the roof plate line, they can be inset, they can be full width, and they can be high or low depending on roof height. There are many different finishes to dormers; tile hung to match any roof tile, slate hung, PVC cladded, lead hung or timber cladded.

If you planning to require an en-suite to the new loft room, then you will need a pressurized heating system (mega flow or combi boiler) this also frees up more space in the house as the hot water cylinder will not be required. We will take care of all the plumbing in your new en-suite and ceramic tiling of your walls and floors where needed, the bathroom or shower suite and ceramic tiles are purchased by the client unless stated differently.

The new Fire Regulations introduced in February 2007 mean that all internal habitable doors have to be upgraded to 30 minutes fire protection, this does not mean changing the doors in all cases, as there are other methods in fire protection which we can advise.

We complete all of our loft conversions ready for final decoration and occupation, we can take care of this, but in most cases the client prefers to do add this finishing personal decorating touch themselves.
